BlueHub SUN: Mortgage Lending for Families Facing Foreclosure

BlueHub SUN is not your regular mortgage program.

We help families who are facing foreclosure stay in their homes—as homeowners. We don’t give away money: we work together with homeowners to save their homes and build financial health for a brighter future. That’s why we invest in people to make a difference.

How do we do it?

We refinance or buy homes in foreclosure and sell them back to their original homeowners with new mortgages they can afford. SUN offers clients a second chance to regain their financial footing and save their homes for good. But that second chance isn’t free. SUN homeowners make a commitment to pay their mortgage on time and in full so we can continue to operate the program. Most SUN homeowners have a shared appreciation mortgage—a second mortgage you pay only if your home increases in value. Watch these videos to learn more

Is BlueHub SUN for you?

If you qualify, and if you’re willing to do what it takes, you may be able to work with BlueHub SUN.

To apply, you have to:

  1. Be late on your mortgage payments, going through foreclosure or facing eviction due to foreclosure.
  2. Have a stable income, like a job, Social Security, a pension or disability payments.
  3. Live in:

There is no fee to inquire or apply. You may be eligible even if you have multiple loans, poor credit, or a recent bankruptcy. If you have an upcoming foreclosure sale date, you may still be eligible.

We specialize in working with families who are in default or foreclosure to avoid eviction.

That means our mortgages are different from what you would get at a bank. Here are some important things to understand about what we offer:

  • We don’t require a minimum credit score.
  • We don’t require a down payment.
  • Our process takes longer than getting a typical mortgage because our team negotiates with your lenders—it could take several months to a year before this process is completed.
  • You may have a shared appreciation mortgage—a second mortgage you pay only if your home increases in value.
  • Your interest rate may be higher than the rates you see advertised by regular mortgage lenders because regular mortgage lenders usually require better credit than SUN clients have.
  • Mortgages come with a Capital Reserve Account—a way to help you save your money for home repairs or emergencies. Watch the video "Spotlight on SUN: Preserving your investment" for more information about the Capital Reserve Account.
  • You may want to refinance out of your SUN mortgage as soon as you can because once your credit score improves you may become eligible for lower interest rates in the conventional mortgage market. Meet Rose Webster-Smith from Springfield, MA.

After dealing with multiple medical emergencies, job loss and reduced income, Rose and her husband went into foreclosure in 2011. They lost title to their home, meaning the bank was the legal owner and they were about to be evicted. They entered BlueHub SUN in 2017; SUN negotiated with the bank over several months to purchase their home for a reduced price and then sold it back to Rose. Rose, now the executive director of a social justice nonprofit, and her husband are current SUN clients and have referred several neighbors to the program.

“I could have been evicted with my family if it wasn’t for BlueHub and getting that loan," said Rose.
